Pre-Qualification

Pre-Approval
While figuring out your budget is the first step, sellers are more receptive to potential buyers who have been pre-approved.
As a buyer, you apply for a mortgage and receive a commitment in writing from a lender, while locking in an interest rate. This way, assuming the home you’re interested in is at or under the amount you are pre-qualified for, the seller knows immediately that you are a serious buyer for that property.

Items You Must Have: number of bedrooms based on family size, one-story house if accessibility is a factor, etc.
